Mouridai, Atsugi, Kanagawa
¥ 4,200,000
About
Description
The fifth and top floor of a 1979 block on the Mouridai plateau, facing south-east with an open view across Atsugi. The 16-mat LDK runs into the adjoining washitsu — slide the partitions back and it becomes one room of about 22 mats. Three rooms in all: two six-mat washitsu and a 4.5-mat western room, with a wall-mounted kitchen, bath and toilet separated, and a 10.84 m² balcony along the south-east face.
The price has reasons behind it. There is no lift in the building and this is the fifth floor. It sells as-is, with the defect liability waived, and the block is self-managed by the owners. On top of the ¥7,000 management fee sits a ¥16,200 monthly repair fund — ¥23,200 a month in total. Pets are not permitted, beyond small birds and ornamental fish.
Mouridai elementary school is 100 m away, a two-minute walk. Central Atsugi is fourteen minutes by bus from Hon-Atsugi station, then five minutes on foot from the stop.

Costs
Initial costs
On top of the ¥4,200,000 price, purchase costs in Japan typically add 6–9% of the value and are paid separately:
— Deposit (手付金), usually 5–10%, credited against the price. — Brokerage fee (仲介手数料). Low-value properties fall under a special cap, so confirm it before signing. — Stamp duty (印紙税) on the contract. — Registration (登記費用): the registration tax plus the judicial scrivener's fee. — Acquisition tax (不動産取得税), which arrives months after completion and is reduced for owner-occupiers. — A pro-rated share of this year's property tax (固定資産税・都市計画税).
From handover the monthly cost is ¥23,200: ¥7,000 management fee plus ¥16,200 into the repair fund. The block is self-managed (自主管理), so those amounts are set by the owners' association.
We confirm the exact figures with the agency before you pay the deposit.
Requirements
How to apply
- Joint guarantor required
- Emergency contact in Japan
- Residence card (zairyū)
- Proof of income
- Certificate of employment
- Certificate of residence (jūminhyō)
- Registered seal and its certificate
- Mortgage pre-approval
Buying requires no guarantor or guarantor company, but you will need identity and address documents to register the title. If you are financing, the bank asks for proof of income as well, and most lenders require permanent residency or a Japanese spouse.
The block is self-managed, so there is no management company screening applicants; the conditions are set by the owners' association. Its rules still apply, including no pets beyond small birds and ornamental fish.
